County Commissioners Approve Westside Trails Phase 3 Subdivision

Broadwater County Commissioners approved the final plat for phase 3 of the Westside Trails subdivision at their Dec. 20 regular meeting.
Community Planning and Development Director Nichole Brown explained in her presentation that the developers had met all 28 conditions set by the commission. The subdivision’s third phase is located directly south of Wheatland Road adjacent to Jefferson County and Interstate 90 in South Broadwater County. Access to the subdivision is off Wheatland Road. The subdivision was developed by Three Forks Property, LLC. Robert Lodge of Florida is one of the partners in the organization and is the registered agent. The subdivision began 15 years ago with a plan of 243 total lots on 537 acres. The third phase includes 53 lots with individual wells and sewer systems.
Although the final plat for phase 3 of the subdivision contains conditions regarding roads, school bus turnarounds, underground utilities and covenants, one of the more important conditions concerns water access for individual lots.
The subdivision contains water rights on 3 irrigation wells previously drilled for agricultural use. Developers drilled an additional 4 wells to determine if water was available for individual well use. Those water rights were approved by the Department of Environmental Quality (DEQ) in November 2008.
A second condition of importance is fire protection requirements. Westside Trails subdivision has met its fire protection requirements with the Three Forks Fire District through a contract to pay $200 per year per lot to guarantee fire protection. The fee will be paid by individual lot owners. Westside Trails also holds an agreement with Headwaters Livestock Auction to use its water pond for emergency water supply in case of fire.
