Three Rivers Subdivision Wins Preliminary Okay

Land developer Faron Henderson will need to perform a hydrological survey for his planned 325-acre Three Rivers major subdivision just off Wheatland Road near Three Forks to determine if the development would adversely affect neighboring wells. The requirement was among the conditions adopted by the Broadwater County Commission on Oct. 25 in approving Henderson’s preliminary plat plan.
A major concern of South Broadwater residents is the apparent shortage of groundwater needed to serve all the new housing already in the area. At a Sept. 27 County Planning Board meeting, several residents of the Wheatland Meadows and the Village at Elkridge subdivisions questioned whether enough water would be available for the new subdivision. Steve Kurk, who lives off Price Road, said some wells were drilled 800-1,000 feet deep before hitting water, and some already in use were going dry.
The Three Rivers major subdivision would have 16 lots of slightly over 20 acres each and each lot would be expected to use up to 10-acre feet of water annually. Conditions attached to the preliminary plat approval include one to manage surface water drainage.
Henderson previously developed both the Wheatland Meadows and the Village at Elkridge subdivisions.
