Commissioners approve Major Subdivision North of Springville Road

380 Views Major Subdivision north of Springville Road and west of Highway 287 received an okay on its final plat approval on Wednesday, Aug. 9.

The commissioners reviewed the final plat with Community Development and Planning Director Nichole Brown. Because the developers are negotiating with Broadwater Rural Fire Department about services and since the subdivision is within five miles of the Townsend Rural Fire Department, the owners, Jon and Mary Heinemann, have agreed to pay $1,000 per lot to the fire department for fire protection (because the water supply is limited) at the time the lots are sold.

The covenants of the subdivision must include information to prospective buyers that the Yellowstone Pipeline Co. goes through five of the eleven parcels. Commissioners Debi Randolph and Lindsey Richtmyer approved the final plat. Commissioner Darrel Folkvord was not present.

Two Family Transfer Certificates of Survey (COS) were also approved by the commissioners. Director Brown presented the Kirksey Family Transfer for a division of a parcel that was originally part of the Meadows Subdivision on Windy Meadows Drive off Highway 287 east of Canyon Ferry Lake. Original covenants for the Meadows subdivision do not allow for lot subdivision. The parcel, Lot 21, was amended to be exempt from the Meadows, so Lot 21 will be subdivided into two lots, both more than 20 acres each. Both parcels will follow the covenants of the Meadows. Both lots will use the Hunter’s Trail easement for access.

Mitch Thompson of Three Forks has applied for a family transfer exemption on his property off Price Road in South Broadwater County. He will be transferring five acres to his daughter Alexa. The parcel is not part of the adjoining Sieler subdivision. Broadwater County Attorney Deputy Jania Hatfield pointed out the county cannot okay the approach to the property. Thompson agreed he would have to apply to the Department of Environmental Quality to have an existing two-track road become an official approach. Commissioners approved the exemption.

Seth Wolfgram, Daniel Feeney and Shawn O’Leary each received approval for a twenty-year airport hangar lease.
